Most people relocating here are choosing between Charlotte's southern suburbs, Lake Norman, and this corridor. The pitch for Mountain Island is simple: more land and quieter water for the money, with better airport access than either alternative.

Choosing a county

Mecklenburg — closest to Charlotte's employment core, largest school district, highest combined tax rate in the corridor, city services. Gaston — Mount Holly and the west shore, noticeably lower tax rate, small-town main street, easy I-85 access. Lincoln — the northern end toward Denver, lowest carrying costs, newest construction, longest drives.

Commutes, honestly

Uptown Charlotte runs roughly twenty to thirty minutes from the Mecklenburg shore and thirty-plus from the north end. CLT airport is the outlier advantage at roughly fifteen to twenty minutes. The lake itself is a barrier — crossing from the Gaston side to the Mecklenburg side means using a bridge, so measure drive times on a map, not as the crow flies.

Practical setup

• Electricity: Duke Energy across the corridor.
• Water: Charlotte Water on the Mecklenburg side; municipal or well elsewhere.
• Sewer vs. septic: verify per parcel — older lake lots are frequently septic.
• Internet: fiber availability varies street by street; confirm before you buy if you work remotely.
• Vehicle registration and property tax: North Carolina bills these together annually.

A sensible sequence

Rent or visit through two seasons if you can. Drive the commute at 7:30 a.m. Verify school assignment by exact address. Then narrow to one shore — the corridor is small enough that picking a side is most of the decision.
